Technical Services Manager

Hays Recruitment are currently working with a leading property developer who have a requirement for a skilled Technical Services Manager to be based on a multi-site complex in the heart of Dublin City. You will avail of an excellent salary and company package and become a valued member of the team. This role will be based on site giving you complete maintenance control of the retail area, apartment block and car park. The role will involve you working 5 out of 7 days per week and manage internal and external contractors.
Your new role
Heading up full delivery for the centre’s maintenance, repair of the building/services, fabric, plant machinery and assets.
Liaise with tenants and their contractors on all maintenance issues as they arise
Ensure all Centre and tenant contractors adhere to all compliance practices and do not disturb the trading of the Centre
Liaise with tenants on any maintenance matters during their fit outs
Manage all M&E and contractor works during any Landlord works Receive and approve all contractor method statements, risk assessments and insurances.
Attend weekly snag walks and ensure the accuracy of the snag reports
Manage in house maintenance team / issue jobs and supervise and check as necessary.
Maintain and keep up to date the PPM planner for all contractors for both in house and third party activities.
Record and report on performance of contractors.
Maintain, update and retain all drawings including new cabling, ducting and plumbing routes
Manage the tendering of all maintenance contracts
Ensure all inventories are kept and updated on a regular basis for all tools and equipment.
Keep Centre updated on new legislation to environment, sustainability, DDA, BER, EPBD. EIA, Hazardous Materials, Appliances etc.
Ensure utility consumption and costs are effectively and efficiently managed via BMS system.
Manage and maintain the Centre’s drainage system
Assist in the maintenance of the Centre’s emergency planning and business continuity plan, reviewing and updating as necessary to ensure optimum effectiveness
Be capable of fulfilling M&E repairs when required.
What you’ll need to succeed
Possess suitable technical qualifications with several years’ practical experience.
Degree in Building Service Engineering or City and Guilds electrical testing and verification would be desirable. Previous practical mechanical experience , preferably in the area of HVAC
Well organised team leader, able to supervise, able to manage own time efficiently
Good communicator with experience in operation and interrogation of BMS
Sound knowledge of key systems found within large commercial buildings /Shopping Centre Environment.
To include Life safety Systems /Heating and Cooling and ventilation /Hot and Cold water Systems / Electrical supply and distribution and lighting systems / CCTV systems / Gas installations / Lifts and escalators / General Building fabric.
Ability to trouble shoot, diagnose and problem solve on various items of plant found in the shopping centre to include, motors, pumps, Air handlers, Air con units, boilers, condensers, fans.
On the tools capability if required in emergency scenario Computer literate and technology aware / up to date with technology with in the Buildings management / facilities management arena.

This role will offer substantial benefits including a salary range of €55,000 to €65,000.
